Craig Lerch recently took two listings, one for $375,000 and another for $1.35 million, after showing sellers a stronger way to present their properties.
The $1.35 million listing was especially meaningful.
The sellers had previously listed the property at $1.65 million with another agent. After seeing the CMA materials, the future website, the property description, the song, and the virtual marketing presentation Craig put together, they decided to list with him instead.
As Craig explained,
“I just took a $375,000 listing and a $1.35 million listing because of the CMA materials we put together and the future website we showed them.”
For a broker with more than 35 years of experience and over 4,000 transactions closed, this was not about replacing proven real estate skill with technology. It was about using better tools to help sellers see the full marketing vision before they signed the listing agreement.
A CMA can help explain value. A listing presentation can help explain strategy. However, Craig’s presentation went further because it gave the sellers a clearer picture of how their home could be marketed.
He did not simply tell them what he would do.
He showed them.
Craig and his team took the property description and turned it into a song. They also created a virtual look at what the marketing could become. Then they placed that information into one of the Halo sites so the sellers could see a more complete preview of the property’s future presentation.
That changed the conversation.
Instead of relying only on promises, Craig was able to say, “Here is exactly what I will be able to do for you.”
For sellers who had already been through an unsuccessful listing experience, that level of preparation gave them something different to respond to.
The $1.35 million listing did not come from sellers who were casually testing the market.
They had already listed before.
According to Craig, the property had previously been listed at $1.65 million. The sellers understood their listing was expiring, and after seeing Craig’s materials, they recognized the difference in preparation.
Craig said the seller told him, “We know we are expiring. We should have hired you last time.”
It shows that the sellers were not only comparing price. They were comparing confidence, marketing, presentation, and the feeling that their property would be handled differently this time.
For experienced agents, this is an important reminder. Sellers often want more than a valuation. They want to know what will happen after they sign. They want to understand how the property will be positioned, how the marketing will look, and why the next agent’s approach is stronger than the last one.
Craig’s presentation helped answer those questions before they had to ask.
Halo gave Craig a way to bring the marketing vision to life.
The property description, song, visual presentation, and future website worked together as one cohesive package. Instead of handing sellers a standard explanation, Craig gave them a preview of how their listing could be positioned in the market.
That matters because sellers can only respond to what they can understand.
When the marketing is abstract, the agent has to explain everything. When the marketing is visual, organized, and easy to experience, the seller can feel the difference faster.
Craig’s use of Halo helped support the presentation, but Craig was still the expert guiding the conversation. His experience, local knowledge, pricing strategy, and confidence made the technology meaningful.
The tools helped him show the work.
His expertise helped him win the trust.
One of the strongest parts of Craig’s story came after the sellers saw the difference.
The other agent could not understand how Craig was able to create that level of marketing presentation. To the seller, it looked like something that would normally require a large outside budget or a full creative team.
That reaction showed how much separation a stronger presentation can create in a competitive listing appointment.
From the outside, AI-supported marketing can look expensive, complicated, or out of reach. However, when an agent has the right system, they can create a level of preparation that feels far more advanced than a traditional listing pitch.
For Craig, that helped position him differently.
The sellers saw more than effort. They saw a plan.
Craig Lerch’s story shows what can happen when experience, preparation, and modern marketing tools work together.
