After 30+ years leading high-stakes sales and marketing deals, including $200 million in high-tech software, Garry Giannoni knows how to bring serious value to the table.

  • A 1.5-acre vacant lot valued at $1.1M

“I used AI to rewrite a $1.2M listing description. Then I used it again during a buyer presentation for a $970K deal.”

For another $600K transaction, he used a custom AI note-taker to track everything.

“I utilize chat and internet search almost constantly. I wish it was on my phone, I’d use it even more.”

And when listings get stale? He refreshes them using AI, tests new hooks, and rotates top-performing photos to keep the attention fresh.

When a past client called about a $700K fixer-upper, most agents would’ve just shown it.

Garry did more.

“It needed $150K in work. I said no, this isn’t it. I went home, searched the area, and found six better homes. One stood out.”

He ran comps, spotted it was $85K undervalued, and negotiated another $25K off.

“That’s $110,000 in value on day one.”

Then he went a step further, advising the buyer to close early for tax reasons. The client checked with his accountant and said, “You’re right.”

“It’s about going steps further each time. That’s what it’s all about, winning the day.”

YouTube Is Bringing in Leads

One of Garry’s biggest wins? His YouTube strategy.

“I spend a ton of time on custom videos. Last week I got a lead from someone I’d never met, he saw my video on Tarpon Landings and called. He’s flying in to look.”

Garry’s videos aren’t just content, they’re conversations. He’s using them to educate, generate inbound interest, and bring life back to older listings that slowed down post-hurricane.

“I’m going back to listings that went stale and refreshing everything, photos, messaging, video, using AI to make each one better.”
