That’s the kind of speed every agent wants but Max isn’t relying on luck. He’s using AI to move faster, follow up quicker, and get better results for his clients.
“I took a listing on Friday, did the listing, wrote the features, and pumped it out. I've got a contract on it today, cash close and close by November 7th.”

These days, nearly everything Max writes goes through ChatGPT.
“I don’t write a single email that doesn’t go through ChatGPT,” Max said. “It just makes everything easier.”
He drops in the client’s name, includes his 10-day selling system and contact info, and ChatGPT turns it into polished messaging in minutes.
Max doesn’t stop at active leads. He uses AI to follow up on expired and withdrawn listings too.
If the property is vacant, he’ll grab a quick photo, stage it virtually using AI, and send a message that feels personal:
“Are you still accepting offers on your property?”
That combo of a smart text and AI-enhanced image makes him stand out. One seller replied with:
“Bring me an offer.”
And Max did.
When Max listed two homes for seniors transitioning to assisted living, he knew they needed more than just marketing. They needed trusted resources and fast.
So he built a shareable guide using AI. It included vetted plumbers, electricians, estate sale companies, and movers.
“I think it’s going to be a real asset for the people I’m doing business with.”
Now it’s a tool he can use again and again.
When the National Association of Realtors (NAR) released a guide on preparing your home for sale, Max saw an opportunity.
He took the info, ran it through ChatGPT, and turned it into a custom blog and email campaign.
Then he sent it out using Happy Grasshopper and tracked who clicked.
“I’ve got 22 people out of my database who looked at it. Now I’m calling them and saying, ‘Hey, are you thinking now’s the time?’”
Max is also building a new website with video content. But instead of stepping in front of the camera himself, he’s using HeyGen.
“I’m poor in front of a camera. If I can make myself look good and go from there, I will.”
With HeyGen, Max writes the script, and a digital presenter handles the delivery. It’s clean, fast, and professional without the pressure of being on film.
Max recently caught up with a friend he met during a hot air balloon race in the 90s. Just for fun, he wrote a short song about those days.
Then he used Suno, an AI music tool to turn the lyrics into a full track.
“She was blown away.”

He’s rewatching the lessons, implementing as he goes, and says the certification has been “a great opportunity for agents.”
