Roylin Downs began her real estate career in 1990 with a passion for helping first-time buyers. Over the years, she’s worn many hats — from managing real estate publications at the LA Times to serving as National Sales Director for the California Association of REALTORS. She even ran her own magazine in Ventura County.
But what makes Roylin stand out today isn’t just her experience. It’s her willingness to evolve.
She recently landed a $2.3 million listing in Santa Barbara. Around the same time, she got another lead from her local newspaper ad, likely turning into a $550,000 mobile home listing. What changed? She made a few smart updates using a prompt she picked up in an AI training.
“I had done the H2 prompt that Nick posted in June or July,” Roylin shared. “It suggested some tweaks in my newspaper, and those tweaks brought in two listing calls.”
Roylin added one small change to her newspaper ad: a simple box with her photo and the question “What about AI?”
That subtle tweak made a big difference.
“It wasn’t even about the AI itself,” she said. “She called me because she trusted me. I just looked like I was ahead of the game.”
This is the new edge in real estate. AI isn’t just about automation or fancy tech. It’s about showing up as the trusted expert who understands where the market is going. Whether it's generating marketing content, enhancing listing presentations, or positioning yourself as a forward-thinker, AI gives solo agents a powerful way to stand out without working more hours.
For Roylin, it amplified her already strong brand. It made her marketing sharper. And it helped her turn attention into action.
Roylin’s story is just one example of what happens when the right tools meet the right agent.
