Key Takeaways

  • Why is your real estate website not getting clients? Because it says what every agent says: “I help buyers and sellers in my area.”
  • Home buyers ask ChatGPT about a person, a need and a place, like “Who helps first-time buyers in Tampa?” It picks the website that answers that exact question.
  • A service page (some call it a money page) covers one thing you do for one kind of client: who it’s for, where you work, how you help and why it should be you.
  • For each service, write one line: who you help, where, and what makes you good at it. Make the last part something only you can say.
  • One text to Halo builds a services section on your homepage and a full page for every service. Your free Smart Site comes with five free updates.

Your past clients love you. They’d tell anyone to call you. So why did one of their kids just buy a house with somebody else?

It happens more than you think. And most real estate agents never find out why.

If you’re good at what you do, but your phone isn’t ringing like it should, stay with me. In this guide, you’ll see exactly why it happens, and how to fix it with a few text messages. Prefer to watch? The video above walks you through every step.

1. How Do Home Buyers Pick a Real Estate Agent Now?

Not the way they used to. Take that past client’s daughter. She’s buying her first home, but she doesn’t call around. She doesn’t even ask her parents for a name. She grabs her phone and asks ChatGPT: “Who’s the best agent for first-time buyers in Tampa?”

ChatGPT gives her a name. Not a list of links. A name. She calls that agent the same day. You never got a chance. You didn’t even know there was one.

How home buyers look for agents now

And here’s the part that stings. That agent isn’t better than you. They don’t know the market better. They haven’t closed more deals. They haven’t helped more families.

Maybe you’ve felt this already. You’re good at what you do, and your clients say so. But people are picking agents in a way you can’t see. And it’s hard not to wonder: Am I getting left behind? Everyone online looks the same. How do I stand out? I don’t have time to figure out new stuff. I sell houses.

You’re not the problem. Your website is. And it’s an easy fix.

2. Why Does ChatGPT Recommend Other Agents and Not You?

Because people don’t ask ChatGPT, “Who’s a real estate agent?” They ask about a person, a need and a place:

  • Who helps first-time buyers in Tampa?
  • Who can sell my parents’ house in Clearwater?
  • Who’s good with investors in Brandon?

And ChatGPT looks for the website that answers that exact question.

Now think about what your website says. If it’s like most agent websites, it says something like: “I help buyers and sellers in the Tampa Bay area.” That’s it. That’s what every agent in Tampa Bay says. To ChatGPT, that doesn’t say who you help, where you help them, or why it should be you.

Now think about the agent who got the call. Somewhere on their website, there’s a page called First-Time Home Buyers in Tampa. It says who they help. It talks about what first-time buyers worry about. It answers their questions, like how much they need for a down payment and whether there are programs that can help. It has reviews from first-time buyers, and a form to reach them.

3. What Is a Service Page on a Real Estate Website?

A page like that is called a service page. Some agents call it a money page. It’s a page on your website about one thing you do: one for first-time buyers, one for people downsizing, one for families moving to town, one for every service you offer.

On your homepage, there’s a services section that lists them all. When someone clicks one, it opens that service’s own page. And each page has everything a client wants to know before they call you:

  • Who it’s for and the areas you serve
  • The problems these clients face
  • How you help, step by step
  • Answers to the questions they ask most
  • Why you’re the right agent for it
  • A section about you
  • Reviews from your clients
  • A contact form so they can reach you

So the next time someone asks ChatGPT who helps first-time buyers in Tampa, there’s a whole page that answers them, with your name on it.

Google looks for the same thing. Its guide to creating helpful, people-first content asks whether a page shows first-hand expertise, and whether a reader leaves feeling they’ve learned enough to reach their goal. A page for one kind of client, written from what you actually do for them, does both. It’s the same idea as Build a Niche Real Estate Website: a site for everyone speaks to no one.

4. How Do You Build Service Pages Without Building Anything?

You just text Halo. You don’t have to hire anyone to build these, and you don’t have to write a single page. Your free Smart Site comes with five free updates, and this is one of the best ways to use one.

Here’s the text. It tells Halo exactly what to build: a services section on your homepage, and a full page for each service you list, with everything we just talked about on every page. Copy it, fill in your parts, and send it.

The services text to send Halo

Add a Services section to my homepage that lists every service below.
When someone clicks a service, take them to that service’s own page.

On each service page, include:
• Who it’s for and the areas I serve
• The problems these clients face
• How I help, step by step
• Answers to the questions they ask most
• Why I’m the right agent for this service
• A section about me
• Reviews from my clients
• A contact form at the end so they can reach me

My services:
1. [Who I help] in [areas]. [What makes me good at it]
2. [Who I help] in [areas]. [What makes me good at it]
3. [Who I help] in [areas]. [What makes me good at it]

Reviews:
“[review]” – [client first and last name]
“[review]” – [client first and last name]
“[review]” – [client first and last name]

You only fill in two parts: your services and your reviews. For each service, write one line: who you help, where, and what makes you good at it. So if you work in Tampa, one of your lines might look like this:

Example line

First-time home buyers in Tampa and Brandon. I helped 30 first-time buyers last year and know the Florida down payment assistance programs.

See the last part? That’s the part only you can say. Halo can write about first-time buyers. It can’t know you helped 30 of them last year.

Here’s a pro tip

In that last part, say what makes you the better choice for this service compared to other agents. Not “I work hard” or “I care about my clients.” Every agent says that. Say something real, like:

  • How many of these clients you’ve helped
  • A program you know inside out
  • A lender you work with
  • A language you speak
  • That you were a first-time buyer once, too

That’s what makes you stand out to ChatGPT, and to the client reading your page.

And don’t stop at one line. One line is the minimum, not the limit. Add as much as you want: more of your experience, more about the neighborhoods, anything you know that other agents don’t. Never be afraid to add more. Every real detail makes your page more unique, helps you stand out, and shows A.I. that you have the local knowledge to serve home buyers and home sellers in that area.

Then add three reviews from real clients, with their first and last names. Pick ones that match your services. Don’t have them handy right now? That’s fine. Leave them out for now and add them later. That’s it. Send it to Halo.

5. What If You Have More to Say Than One Text Can Hold?

You don’t have to fit it all in one text. Start your first message with this:

Your first text

Please don’t make any changes yet. I’m sending my services over a few texts. Wait until I say go ahead.

Then send your services and reviews across as many texts as you need. When you’re done, send this:

Your last text

That’s everything. Go ahead and make the changes.

Now Halo has the full picture before it builds anything.

8. Are Agents Getting Found With Pages Like These?

Yes. Agents in our community are already getting picked because their sites say who they help and where. Here are three of them:

You’ll find more stories from agents getting found with Halo right below this guide. And for the bigger picture on building a site that shows up, read How To Build a Real Estate Website That Shows Up on Google and ChatGPT.

Final Thoughts

Think back to where this guide started. Your past client’s daughter asked ChatGPT for an agent and called the name it gave her. The agent who got that call wasn’t better than you. Their website just said it clearly: who they help, where, and why them.

Now yours can, too. Every service you offer gets its own page. Every page answers the questions your clients are already asking. And every page has a way to reach you. So the next time someone asks, the name that comes back can be yours.

Scan the code, text NICK to 415-726-3224, and make sure the next client finds you.

If it’s like most agent websites, it says something like, "I help buyers and sellers in the Tampa Bay area." That’s it. That’s what every agent in Tampa Bay says. A page like that is called a service page. A service page is a page on your website about one

FAQs

Why is my real estate website not getting me clients?

Because it says what every agent says: “I help buyers and sellers in my area.” Home buyers now ask ChatGPT specific questions like “Who helps first-time buyers in Tampa?”, and A.I. recommends the agent whose website answers that exact question. A generic homepage doesn’t, so it gets skipped. A service page for each kind of client you help fixes that.

Why does ChatGPT recommend other real estate agents and not me?

Usually because their website answers the question and yours doesn’t. People ask ChatGPT about a person, a need and a place, and it looks for the page that says who the agent helps, where, and why them. If your site only says you help buyers and sellers, ChatGPT has nothing specific to point to.

What is a service page for a real estate agent?

A service page, some call it a money page, is a page on your website about one thing you do for one kind of client: first-time buyers, downsizing, families moving to town, investors. It says who it’s for and where you work, covers their problems and how you help step by step, answers their most common questions, and ends with your reviews and a contact form.

How do I make sure ChatGPT mentions my real estate business when someone asks for agents in my area?

Give it a page that answers the exact question people ask, for each kind of client you serve, with your name, your areas and something only you can say. A Halo Smart Site can build those pages from one text, and your homepage lists them all in a services section.

What should I write for each service on my website?

One line per service: who you help, where, and what makes you good at it. Make the last part something only you can say, like how many of these clients you’ve helped, a program you know inside out, a lender you work with or a language you speak. Skip “I work hard”: every agent says that.

Do I need client reviews before I build service pages?

No. Three reviews from real clients, with their first and last names, make each page stronger, so pick ones that match your services. If you don’t have them handy, leave them out and add them later.

How do I build service pages with Halo?

Copy the services text from this guide, fill in your services and reviews, and send it to Halo. It builds a services section on your homepage and a full page for every service you list. Your free Smart Site comes with five free updates, and this is one of the best ways to use one.

How do I get a free Smart Site?
